JOB DESCRIPTION
JOB TITLE Lead Estate Caretaker
Salary grade 3F £19,004 to £20,251
Hours 37 hours per week
Responsible to Neighbourhoods Manager
Responsible for Caretaking Team

MAIN AIMS
Day to day supervision of the Caretaking team
Coordinate the work of Caretakers across all schemes to ensure best use of resources
The post holder will provide cover for absent caretakers
NB. Some of the tasks may be physically demanding or involve heavy lifting.
MAIN TASKS
Assess and evaluate service demands based on weekly reports from Team Leaders and Managers across all schemes.
Identify tasks and prioritise work to meet service priorities.
Coordinate the work, carry out supervision of tasks and produce a weekly plan for a team of caretakers.
Monitor providers of goods and services to ensure supplies are cost effective and represent an efficient use of resources. Carry out bulk purchasing across all schemes.
Manage the distribution and maintenance of caretaking equipment including clothing and tools.
Have responsibility for the use and routine maintenance of the caretakers vehicles. To ensure that vehicles are kept clean and in good working order.
Clean vacant accommodation to a satisfactory standard, including all interior surfaces, furniture and equipment, within agreed timescales.
Ensure shared areas are swept and free of litter and debris. Carry out grounds maintenance to set standards.
Maintain gardens to properties to set standards as instructed.
Dispose of bulky items of refuse.
Clear vacated properties of household furniture, effects and rubbish.
Carry out minor day-to-day repairs and other handyperson duties and report other repairs as appropriate.
Carry out redecorations to empty properties.
Advise staff of gas and electricity meter readings.
Regularly inspect vacant properties, and liaise with staff, police and other agencies with regard to incidents of burglary, vandalism or other anti-social behaviour.
Keep accurate records of inspections, materials used and key movements etc.
Provide cover and/or support for Caretakers at all sites .
Lead on the organisation of caretakers team meetings, supervision sessions and appraisal sessions.
Undertake relevant training, including personal development, which enables better performance of the job.

CONDITIONS OF SERVICE
JOB TITLE Lead Estate Caretaker
Salary grade 3F £19,004 to £20,251
Hours 37 hours per week
Leave 27 days annual leave, plus 8 statutory Bank Holidays
and 4 additional days at Christmas, Easter, Spring
and August Bank Holiday (pro rata if temporary or
part time). The leave year runs from 1 April to 31
March.

Car Allowance
This post does not attract essential car user allowance because a vehicle is provided during office hours.
